Monarch Design & Build is a residential design-build company working across the Phoenix Valley and in Prescott. We take on projects where design and construction have to be planned together — and we do both.
The approach
Design and construction are the same conversation.
The common way to run a residential project is to hire a designer, take the drawings to a builder, and find out during construction which parts of the design were not buildable at that price. Everyone behaves reasonably and the homeowner absorbs the gap.
Design-build closes that gap by putting both under one agreement. The people producing the drawings are the people who have to build to them, so questions about structure, systems, cost and sequence get answered while they are still cheap to answer.
It also changes who is accountable. When something is discovered behind a wall — and on an older house something usually is — there is no argument about whose drawing or whose scope it was. There is one team, one scope, and one conversation about what to do next.

Consultation
Understand the house, the goals and the constraints, and give an honest read on what the project involves before anyone commits.

Design & preconstruction
Resolve layout, structure, systems and selections on paper — where a change costs a revision instead of a demolition.

Scope, selections & planning
Write a scope detailed enough to price accurately, and lock long-lead items so they do not stall the schedule.

Build
Sequence the work so trades are not stacked on top of each other, with inspections planned rather than discovered.
- 05
Walkthrough & closeout
Punch list, final inspections, and a handover that explains what was installed and where things shut off.
What we will tell you
Including the parts you would rather not hear.
We do not publish timelines for work that has not been scoped, and we do not promise permit dates that belong to a city review queue. When something is unknown until a wall is opened, we say it is unknown, price it when we know, and put the decision in front of you before the money is spent.
Where work legally requires a licensed specialty trade, that work is performed by that trade. Our role is to coordinate the whole project so those pieces arrive in the right order and meet at the right places.
