An addition is a new building that has to behave like it was always part of the old one.

The hard part of an addition is the junction. New foundation meeting old, new roof tying into an existing roofline, new framing carrying loads the original house was not designed to share, and mechanical and electrical systems that have to extend without overloading what is already there.
Additions almost always involve design professionals and structural review, and they are permitted and inspected accordingly. We coordinate that work and build to those drawings; the engineering and any architectural stamping is performed by the appropriately licensed professionals it legally requires.
Setbacks, lot coverage and height limits vary by jurisdiction and sometimes by neighborhood. What is buildable on your lot is worth establishing before a design gets attached to it.
Heating and cooling the new space is a fork in the design, not a detail. Extending the existing system depends on capacity and duct reality; a dedicated system for the addition costs more up front and often behaves better. The wrong default is assuming the existing equipment absorbs the load — that is how additions end up as the hot room.
A new addition is also built to a newer envelope standard than the house it joins — better insulation, tighter construction, current windows. That mismatch is real and worth designing around, because the most common complaint about additions is not how they look; it is that they feel different. Where the budget allows, the junction is a chance to improve the adjacent old walls while they are open.

What moves the cost
Why two similar projects can cost very differently.
These are the variables that actually move a number. We do not publish price ranges for work that has not been scoped — a real figure comes from your project, not from an average.
- Foundation and site conditions
- New conditioned space needs a foundation, and what that costs depends on the ground it sits on. Grade, drainage, soil, and how far the addition sits from the existing structure all matter. Site access matters too — a backyard reachable only through a side gate changes how material and equipment arrive, and that shows up in labour.
- How the structure ties into the existing house
- The connection between new and existing is the engineering-heavy part. Opening an exterior wall to join the spaces usually means that wall was load-bearing, which brings a beam and a load path down to adequate footing. Matching floor heights between an existing slab and new construction is its own detail.
- Roof integration
- Tying a new roof into an old one is where additions leak if it is done casually. The geometry decides the difficulty — a simple extension of an existing slope is straightforward; a new roof meeting an existing one at an angle creates valleys, flashing details and drainage that has to go somewhere deliberate.
- Whether existing services can carry the addition
- This is the question most likely to surprise. Added square footage means added electrical load, and an older panel may already be full — a service upgrade is a real line item. HVAC is the same question: extending existing ductwork works only if the existing system has the capacity, and if it does not, the addition needs its own equipment.
- Plumbing distance and routing
- An addition containing a bathroom or kitchen has to reach the existing drain and vent system, and the further it is from the stack, the more the drain has to fall over that distance. Sometimes the route is straightforward; sometimes it decides where the room can go.
- Engineering and permitting scope
- Additions almost always require permitted drawings and structural engineering. The extent depends on the design — spans, openings, and the tie-in detail. This is a real cost, and it is spent before construction starts rather than during it.
- Matching the existing exterior
- Stucco texture, roof tile and window profiles all weather. A close match is achievable; an invisible one usually is not, and deciding early whether to blend or to deliberately differentiate avoids an expensive attempt at the impossible.

- Design and engineering come first, and take real time
- An addition cannot be permitted from a sketch. Drawings and structural engineering precede submittal, and that work is a genuine phase rather than paperwork — it is also where the cost is actually controlled.
- Plan review in the jurisdiction's queue
- Permitted additions go through plan review, and corrections are normal rather than exceptional. The review clock belongs to the municipality. It is typically the longest single item nobody on the project can influence.
- Weather exposure during framing and dry-in
- Between opening the existing structure and getting the new one weather-tight, the house is exposed. Monsoon season is a real scheduling consideration in the Valley, and the sequence is planned around getting dried in.
- Inspection gates through the shell
- Foundation, framing, rough-ins and insulation each require inspection before the next stage covers them. More stages than a remodel, in a fixed order.
- Long-lead structural and envelope items
- Engineered beams, windows and doors are ordered to specific dimensions from approved drawings. They cannot be ordered before the design is final, and they are frequently what the schedule waits on.

Questions
Answers we can give honestly.
- Do additions require an architect or engineer?
- Structural work on an addition requires engineering, and depending on scope and jurisdiction may require an architect. Those are licensed professionals and their work is performed by them. We coordinate that process and build to the drawings they produce.
- Can you match the existing exterior?
- Closely, usually not perfectly. Stucco texture and paint that have been in the Arizona sun for years do not have an exact new-material equivalent. We will tell you honestly where a transition will be visible.
- How long does permitting take?
- That is set by the jurisdiction and varies with their workload. We submit early and schedule from the date they issue rather than a date we assumed.
- Should we build out or up?
- Ground-floor additions are usually simpler: a second story asks the existing structure to carry loads it was not designed for, which means significant engineering and often significant reinforcement. Lot constraints sometimes make up the only direction — but where both are possible, out is generally the more predictable project, and the comparison is made with real numbers during feasibility.
- Will the addition be as comfortable as the rest of the house?
- It should be more comfortable — it is built to current envelope standards. The design question is the junction and the equipment: how conditioned air actually reaches the new rooms, and whether the system serving them has the capacity. That gets engineered during design, because comfort problems discovered after drywall are expensive to reach.
