Exterior coatings here fail from ultraviolet exposure and thermal movement more than from moisture. Preparation — sound substrate, correct sealant at every joint and transition — determines how long a finish lasts far more than the price of the paint does.

South and west elevations weather faster than north and east ones on the same house. That is a fact of the orientation, not a defect, and it is worth knowing before a coating is selected — the system is chosen for the hardest elevation, not the easiest one.

Most Phoenix-area houses are stucco over frame or block, and stucco moves. Hairline cracking is normal behaviour, which is why elastomeric and high-build coatings exist — they bridge hairlines that a standard flat paint would simply reprint within a season. Whether that class of coating is right for a given wall is a substrate decision made during preparation, not a line item added afterwards.

The sealant joints are where exterior painting quietly succeeds or fails. Every window perimeter, every penetration, every dissimilar-material transition is a joint that moves daily with temperature. Cutting out failed sealant and re-caulking properly is slow, invisible work — and it is the difference between a paint job and a building envelope that sheds monsoon rain.

Color affects performance outdoors, not just appearance. Dark colors on sun-struck elevations run hotter, move more, and fade faster — most manufacturers publish light-reflectance limits for exactly this reason, and HOA palettes in many Valley communities constrain the range anyway. It is a conversation to have during selections, while changing the answer is free.

Why do west-facing walls look worse than the rest of the house?
They get the most ultraviolet and the widest daily temperature swing, so coatings there chalk, fade and crack first. It is orientation, not workmanship — and it is why the coating system is specified for the worst elevation rather than the average one.
Do hairline stucco cracks mean something is wrong?
Usually not. Stucco moves with temperature and hairline cracking is normal behaviour. The preparation question is which cracks are cosmetic and which are telling you about movement worth investigating — and then whether a crack-bridging coating is the right system for that wall.
Can exterior painting happen in summer?
Yes, with discipline. Manufacturers publish surface-temperature limits, and a sun-struck wall in July can exceed them by mid-morning. The practical answer is sequencing around the sun — shaded elevations in the afternoon, sun-struck ones early — rather than pretending the limits don't exist.
