Southeast Wisconsin

Design-build remodeling in Brookfield.

Monarch designs residential projects in Brookfield — whole-home remodels, kitchens, bathrooms, additions and accessory dwellings — and coordinates each through construction as one project rather than a series of separate trades.

Building in Brookfield

What projects here involve.

Brookfield will let a project start on its foundations before the rest of the drawings clear review — the code allows a partial permit for excavation, foundations and structure up to the first floor level on preliminary plans. The City of Waukesha, next door, expressly does not allow that for a house, and Pewaukee charges $150 for it. The same addition is sequenced three different ways inside twenty minutes of driving.

A Brookfield permit is not open-ended, and the clause that catches people is the middle one: it lapses if work has not started within four months, if the work is suspended for sixty days once it has started, or if it is not finished within eighteen months. A project paused over a winter for a long-lead item or a change of mind can quietly void its own permit. The director can extend those periods for delays outside your control, but that is a request rather than a right.

Services

What we build in Brookfield.

Whole Home Remodeling

Two coordinated whole-house services — reconfiguration with layout changes, and comprehensive renovation where building systems are a principal objective.

Window Replacement & Installation

Window replacement and new openings across Waukesha and Milwaukee counties — insert, full-frame and siding-removal installation, with the finish work put back properly.

Kitchen Remodeling

Full kitchen renovation — layout, cabinetry, surfaces, lighting and the trades behind them.

Bathroom Remodeling

Bathroom renovation with the waterproofing, ventilation and plumbing done properly.

Home Additions

Adding conditioned square footage — structure, systems and roofline tied into the existing house.

ADUs & In-Law Suites

Detached and attached accessory dwellings — guest space, family space or rental space.

Basement & Lower Level Finishing

Finishing and reconfiguring lower levels in Southeast Wisconsin — family rooms, bedrooms and baths below grade, planned around moisture, egress and headroom before anything is framed.

Interior Remodeling

Two interior scopes — a whole-home finish refresh that keeps the layout and systems, and focused reconfiguration of selected rooms.

Outdoor Living

Patios, decks, pergolas and outdoor kitchens built for a freeze-thaw climate and a short season.

Exterior Remodeling

Siding, windows, doors and exterior finishes that hold up to a freeze-thaw climate.

Design & Preconstruction

The planning stage where scope, drawings, selections and budget are resolved before building.
