Window replacement in the Valley is mostly a stucco question before it is a glass question. Retrofit frames install into the existing opening and leave the stucco alone; full-frame replacement strips to the rough opening and rebuilds the water management around it. They cost differently, disturb the house differently, and suit different situations — failing frames and suspect flashing argue for full-frame, sound openings argue for retrofit — and the choice is made per house, not by default.

Glass is climate equipment here. A west-facing room in July is defined by what its glazing admits, and modern low-emissivity coatings are specified by numbers — how much solar heat comes through, how much light — that matter more than the brand on the sticker. The honest conversation is per elevation: the west wall wants the most rejection, the north wall barely cares, and a patio door the size of a wall is a heat decision before it is a style one.

Fogged glass is the Valley's signature window failure: the sealed unit between panes gives up after years of thermal cycling and the moisture that appears inside cannot be cleaned. Sometimes the sealed unit alone can be replaced in a sound frame; sometimes the frame's own condition makes that money better spent on the window. Assessing which is which, opening by opening, is the first step of any window scope.

Bedrooms carry an egress requirement — a window large enough to escape through — and replacements are where undersized openings surface. It is a code conversation that occasionally turns a like-for-like swap into a small framing project, and it is far better discovered during design than during final inspection.

Exterior doors live a hard life in this climate: sun-struck slabs move, thresholds take dust-storm abuse, and weatherstripping does more work per year than in most climates. Multi-slide and oversized patio doors — the Valley's favourite remodel move — bring structural headers, flush-track drainage details and screen decisions that belong on the drawings, because they are the difference between a wall of glass and a wall of problems.
