Interior work that changes how a house feels usually changes something structural first.

Opening a wall between a kitchen and living room, reworking a primary suite, converting a formal dining room, finishing a space that was never properly finished — these are interior projects that read as cosmetic and are usually not.

We look at what is in the wall before it comes out: structure, electrical, plumbing, ductwork. That determines whether a beam is needed, what has to be rerouted, and what the ceiling will look like afterwards.

Interior remodels are also where finish quality is most visible. Drywall flatness, trim reveals and paint on large uninterrupted surfaces show every shortcut, which is why the finish trades are sequenced with time to do them properly.

When a wall comes out, the ceiling is half the story. A beam can drop below the ceiling plane or sit flush within it — one is framing, the other is surgery, and they read completely differently in the finished room. The same opening also rewires the lighting and switching logic of two rooms that just became one, which is why the electrical plan is redrawn with the layout instead of patched after it.

Ceilings from before the early 1980s deserve a specific caution: some era textures may require testing for asbestos before they are disturbed, and that is a small lab step handled before demolition — never a mid-project discovery worth improvising around. It is exactly the kind of unknown the existing-conditions review exists to surface early.

Design & preconstruction

What gets decided before we build.

What moves the cost

Why two similar projects can cost very differently.

These are the variables that actually move a number. We do not publish price ranges for work that has not been scoped — a real figure comes from your project, not from an average.

Whether walls move
Reworking finishes within the existing layout and changing how the rooms are arranged are different projects. Once a wall comes out, the questions become structural, and whatever ran inside it — wiring, ducts, plumbing, all of it — needs somewhere else to go.
Ceiling and lighting work
Adding recessed lighting means opening ceilings, running circuits and patching. Doing it before drywall closes is straightforward; doing it afterwards means repairing a finished ceiling. The switching plan — what turns on from where, and what dims — is decided at the same time and costs almost nothing to get right on paper.
Flooring continuity
Running one floor through connected spaces looks deliberate and costs more than replacing room by room. Existing floors are often impossible to match exactly, which tends to make this an all-or-nothing decision rather than an incremental one.
Built-ins and millwork
Built-in cabinetry, shelving and trim details are made and fitted rather than bought and placed. They are also what most distinguishes a finished interior, so this is frequently where a budget is deliberately concentrated.
Substrate condition
Walls that are out of plane, floors that are not level and existing texture that does not match new work all add preparation. Preparation is invisible in the result and unavoidable in the price — and skipping it is visible in the result.

Finish trades follow a fixed order
Drywall, then paint, then flooring, then trim, then fixtures. Compressing that order produces damage to finished work, so the sequence is largely fixed regardless of crew size.
Millwork and cabinetry lead times
Anything made to measure is ordered from final dimensions and then built. That lead time is often the longest single item in an interior project.
Decisions still open once work starts
Interior work has a high density of selections — paint, tile, hardware, lighting, flooring. Each undecided one is a point where the schedule can stall, and they arrive quickly.
Living in the house during the work
Occupied interiors need dust separation and protected routes through the house, and some work has to happen in a sequence that keeps the household functional.

Answers we can give honestly.

Can this wall come out?
Usually yes, with the right beam and support. The real questions are what the beam costs, whether it can sit flush in the ceiling, and what is running inside the wall that has to be rerouted.
Can you match my existing ceiling texture?
Often closely. Matching a hand-applied texture across a repair is difficult, and there are cases where redoing the whole ceiling plane looks better than a patch that never quite disappears. We will say which one your situation is.
Will the new floor match the old floor?
If we are extending an existing floor, the honest answer is that age and sun exposure change wood and even tile. Sometimes the better outcome is a deliberate transition rather than a near-match that reads as a mistake.
Any downsides to opening everything up?
A few honest ones: sound travels further in open plans, cooking smells reach the sofa, and one thermostat now serves what used to be two rooms with different sun exposure. None of that argues against the change — it argues for designing the opening, the ventilation and the zoning with eyes open instead of discovering the acoustics after the beam is in.
Can you remove our popcorn ceilings?
Yes, and on houses from before the early 1980s the first step may be a lab test of the texture, because some era materials contained asbestos. If testing comes back clean it is messy, well-understood work; if not, abatement is its own regulated scope performed by the appropriate specialists. Either way it is settled before demolition, not during.
