- Which installation method is right for my house?
- It is decided by the condition of the existing frames and the wall, not by preference — and it can differ from opening to opening on the same house. Sound, square, dry frames and no history of water make a retrofit reasonable. Wanting more glass than a retrofit leaves, or frames that are damaged, out of square or leaking, points to a full-frame tear-out. Evidence of water in the wall, suspect flashing, or a result that has to be right on a wood-framed stucco home points to a stucco cutback. Changing the size or position of the opening is a fourth thing entirely and is construction rather than replacement. We walk every opening before proposing a method, and a proposal that names one method for a whole house without having looked is worth questioning.
- What is the difference between retrofit and full-frame installation?
- A retrofit leaves the original frame and its nail fin in the wall and fits the new window over them behind a flush or stucco fin. A full-frame tear-out cuts the old frame away from the fin and removes it, leaving the fin and the surrounding stucco in place. The retrofit is less invasive and leaves you a thicker frame and less glass; the tear-out gives more glass and usually means cutting the drywall return back inside, because modern dual-glazed units are deeper than what they replace.
- Will a retrofit frame reduce visible glass area?
- Yes. The new unit sits over the old frame behind a fin that laps the opening, so the visible frame gets thicker and the daylight opening gets smaller. On a large picture window it is a modest change; on a small bathroom or kitchen window it is noticeable, and it is the most common surprise on a retrofit job. Ask to see the actual frame profile against your opening before deciding — and if glass area is what you care about, say so early, because it changes the method and the method changes the price.
- When is full-frame replacement worth the additional work?
- When you want the glass a retrofit costs you, when the existing frame is damaged, out of square or leaking, or when a previous retrofit already ate into the opening and stacking another unit on top would leave a porthole. It is also the sensible answer when several windows on the same elevation need to match and one of them cannot take a retrofit. What you are buying is more glass and a frame set into a clean opening; what you are paying for is the labour of the tear-out and the drywall, texture and paint that usually follow it inside.
- Will replacement windows noticeably lower my electric bill?
- Honestly: it depends, and anyone who answers with a number has not seen your house. ENERGY STAR's national benchmark is that replacing single-pane windows with certified products lowers household energy bills by an average of up to 13 percent nationwide — a national average against single-pane, not a Phoenix figure and not a prediction for your address. What you actually see turns on what you have now, how much glass there is and which way it faces, what shades it, the ratings of what you install, air leakage, your HVAC system and energy prices. What we will say with more confidence is what you are likely to feel: less radiant heat and a more usable room on a west elevation in the afternoon.
- Which glass performs best on west-facing Phoenix windows?
- West is the hardest elevation here — low afternoon sun straight into the glass — and it is where a lower solar heat gain coefficient earns the most. The trade is against visible transmittance: push SHGC down far enough and the room gets dimmer and the glass reads tinted from outside. There is no single best answer, because the right balance depends on how much glass that elevation has, what shades it, and how much daylight you want to keep. What is safe to say is that west-facing glass rarely wants the same package as north-facing glass, and specifying one product for a whole house is how that gets missed.
- Is condensation normal, or does it indicate seal failure?
- It depends entirely on which surface it is on, and the distinction matters. On the room-side surface of the glass it is warm humid indoor air meeting a cooler surface — a humidity and temperature condition rather than a product defect, and ENERGY STAR notes certified windows resist it better but can still show it in cold weather. On the outside surface it is dew, and it burns off. Between the panes is the one that matters: that is moisture inside a sealed insulating glass unit, which means the seal has failed, and it is the condition manufacturer insulated-glass warranties are written for. - If a manufacturer supplies replacement glass, who pays the labor and finish repairs?
- That is the question worth settling before you sign, because the two are separate. A manufacturer approving a glass or sash claim typically supplies the part on their written terms — approval of a product claim does not automatically cover removal, reinstallation, stucco or drywall repair, paint, or finish restoration. Who carries those costs is a matter for the agreement, and the agreement should identify it rather than leaving it to be discovered at the point of a claim. - What happens if water damage is discovered after removal?
- It gets stopped, documented and priced before anything is closed up. Removing a window is the first time anyone can see the sheathing and framing behind it, and on an older stucco wall with suspect flashing that is exactly where damage turns up. What is fair to expect is not that nothing is found — it is that the proposal says in advance how it will be handled: who assesses it, how the repair is priced, and that you approve the price before the work proceeds. It is also the strongest practical argument for a stucco cutback on a wall with a history of water, because that method rebuilds the drainage assembly rather than relying on the one already there.
- Which openings require tempered safety glass or emergency egress?
- Both are set by the building code your jurisdiction has adopted, and both are confirmed against your specific openings during design rather than assumed. Safety glazing — tempered or laminated — is required in defined hazardous locations, which typically include glass in and near doors, glazing close to floors and walking surfaces, near stairs, and in wet areas such as tubs and showers. Separately, bedrooms require an emergency escape and rescue opening meeting minimum dimensions and a maximum sill height, which is why a bedroom window cannot always be made smaller. If you are considering reducing an opening for privacy or furniture, this is the first thing to check.
- Can window styles be mixed throughout one house?
- Yes, and on most houses it is the better answer. Rooms do different jobs: a picture unit where the view is, casements where you want real ventilation, an awning high on a bathroom wall, sliders where nothing can project into a walkway. What holds it together is not using one configuration everywhere — it is keeping the frame profile, colour, sightline weight and grille pattern consistent, and letting the operation vary underneath that. Mixing frame profiles across one elevation is what reads as piecemeal; mixing operation rarely does.
- Does my stucco have to be cut?
- Not for a retrofit, and usually not much for a full-frame tear-out. It does for a nail-fin installation, where stucco is cut back around the opening so the fin can be removed and the weather barrier rebuilt. That is the most thorough method and the most finish work — the stucco is patched, textured and painted afterwards. On an aged wall an exact paint match is not guaranteed, so painting to a natural break is sometimes the better outcome.
- Can I make a window bigger, smaller, or move it?
- Often, and it stops being a window job at that point. Changing an opening's width generally changes the header, which is a structural question needing a structural answer; moving an opening means framing, exterior and interior finishes, and frequently relocating a circuit or a switch. It also brings permitting into scope, and if it is a bedroom the egress requirement governs how small the opening may become. It is the right answer when the house does not have the window the room needs — planned during design and priced as construction.
- Do I need a permit?
- It depends on the work and on your jurisdiction, and cities in this metro differ. Replacing a window in its existing opening is treated differently from altering the opening; changing size, adding an opening, or anything touching structure generally requires a permit and inspection. - How disruptive is the installation?
- Less than most remodeling, and not nothing. Openings are removed and closed the same day wherever the scope allows, so the house is not left open overnight. Expect dust from cutting, furniture moved away from the walls being worked on, and access needed inside and out. The part people underestimate is what comes after: stucco patching, drywall texture and paint each need their own visit and their own drying time.
- Is it worth replacing one window, or should I do the whole house?
- Both are real projects. A single failed or badly performing unit — a fogged seal, a west-facing room nobody uses in the afternoon — is worth doing on its own, and there is no reason to wait. A whole-house replacement is worth planning as one order, because frame colour, sightline weight and hardware chosen at different times rarely agree with each other, and the per-window cost usually improves across a larger order. What is worth avoiding is doing it twice: replacing a few now with a product you will not be able to match later.
