Most construction problems are planning problems that arrived late. A budget set before the scope is defined is a guess. A schedule built before selections are made will move. A price given without knowing what is behind the wall is a number that changes.

Design and preconstruction is the stage where those get settled: what is actually being built, what it is built from, what has to be verified about the existing structure, and what the sequence is. It is also where a project can be honestly stopped or resized before significant money is committed.

This runs as its own stage for every project type we take on. On a whole-home remodel or an addition it is substantial; on a single bathroom it is proportionally smaller. The purpose is the same either way — the price should reflect a defined scope, not an optimistic one.

What comes out of the stage is deliberately concrete: drawings the project can be built from, a written scope in enough detail to price, selections resolved against their lead times, and a construction sequence that reflects the real order of work. Those documents are what make the construction agreement mean something — both sides are signing a description of the same project.

Contingency gets set here too, and it is an informed number rather than a ritual percentage. The existing-conditions review establishes what is verified and what stays unknown until demolition, and the contingency is sized against those named unknowns. That is also what keeps it honest during construction: it is spent on the risks it was reserved for, in writing, not absorbed silently into scope drift.

The sequence

What happens before demolition.

Five stages, in order. Most construction problems are planning problems that arrived late — this is where they get caught instead.

    Existing conditions

    Measure and assess what is actually there — structure, systems, and the things that will only be confirmed once something is opened up. The drawings have to work around the house that exists, not the one on the original plans.

    Design direction

    Layouts developed against structure, systems and budget together rather than in isolation. This is where a wall that cannot move, or a panel that cannot carry the load, changes the plan while changing it is still cheap.

    Scope development

    A scope written in enough detail to price. A number attached to a vague scope is a guess that gets corrected later, usually after demolition and usually in your direction.

    Selections & coordination

    Materials, fixtures and finishes chosen with lead times in view. Cabinetry and countertops are ordered against a specific layout, so they set the schedule more than construction does.

    Construction readiness

    Permit package assembled, sequence set, and the order of trades resolved before anyone is on site. What the jurisdiction does with the submittal is their clock, and we schedule from the date they issue.

What moves the cost

Why two similar projects can cost very differently.

These are the variables that actually move a number. We do not publish price ranges for work that has not been scoped — a real figure comes from your project, not from an average.

How much is unknown about the existing building
Design cost tracks uncertainty more than square footage. A house with original drawings and straightforward construction needs less investigation than one modified several times by different hands. Measuring and documenting what is actually there is the first real work, and it is what everything downstream depends on.
Whether structural engineering is required
Removing load-bearing walls, adding openings or building additions brings an engineer in. That is a defined cost inside the design stage, and it is spent to make the construction number real rather than optimistic.
How resolved the selections are
A scope priced against decided selections is a commitment. A scope priced against allowances is an estimate with a variance built in. Resolving selections during design costs time in the design stage and removes the largest single source of change orders later.
How many options get explored
Testing several layouts is legitimate and it is design work. Deciding how many directions are worth exploring is a real budget decision, and the exploration is far cheaper here than as a change during construction.
What investigation the house needs
Small exploratory openings — checking whether a wall carries load, what is inside a soffit, where a drain actually runs — cost little during design and convert the largest construction unknowns into decisions made on paper.

What moves the schedule

What actually consumes the calendar.

We do not publish durations for work that has not been scoped, and permit review times belong to the jurisdiction rather than to us.

Homeowner decision pace
This is the single largest schedule factor in the design stage, and it is the one the homeowner controls. Design cannot advance past a decision that has not been made, and long-lead items cannot be ordered against a layout that might still change.
Engineering turnaround
Structural work goes out to an engineer and comes back. That is a real interval, and it usually has to complete before drawings can be submitted.
Getting real numbers from trades
A scope priced properly is priced by the people who will build it. Gathering that input takes time and is what makes the construction figure a commitment rather than a guess.
Lead-time discovery
Part of preconstruction is finding out what is far out. Discovering a sixteen-week window during design lets the schedule absorb it; discovering it during construction means the schedule absorbs it badly.

Why not just get a price up front?
You can get a number up front. What you cannot get is an accurate one, because until the scope is defined nobody knows what is being priced. Preconstruction exists so the number and the project describe the same thing.
What if we decide not to build?
That is a legitimate outcome, and it is far better to reach it during planning than after demolition. Preconstruction is also how a project gets resized to a budget instead of abandoned.
Do you work with an architect we already have?
Yes. Where a project requires licensed design professionals, that work is theirs. We coordinate with them and build to their documents.
What do we actually have in hand at the end?
Drawings, a written scope, resolved selections with their lead times, a construction sequence, and a price that describes that specific project. If the project pauses there, those documents keep their value — they are what any competent builder would need, which is also why the stage is a purchase rather than a pitch.
Can you design to a fixed budget?
Yes — that is one of the stage's main jobs. A hard number changes the order of decisions: scope and selections get shaped against it as the design develops, and where the wish list exceeds it, you see the trade-offs while they are still choices. What we will not do is design past the budget and call the overage a surprise.
